Lofty Brickell

Standing tall with panoramic views of the Miami River and city skyline, Lofty Brickell offers 784 units, each with its own private balcony. A slew of other amenities, including a resort-style pool and private Peloton studios, are enhanced with advanced smart and cutting-edge green building technologies.
Beneath its sleek, modern silhouette, DeSimone engineered a cast-in-place concrete structure that includes a 44-story tower, rooftop halo frame, and multi-level amenity decks—all supported by a complex podium shared with the adjacent Standard tower. While the two towers appear connected, they function independently, separated by a full expansion joint at the podium.

High wind pressures and hurricane exposure dictated robust lateral design. We specified high-strength concrete to deliver slim profiles for columns and shear walls without compromising strength. A key challenge was managing shear wall transfers, which generated extreme shear forces in localized zones. In response, we introduced embedded steel plates within select shear walls to enhance performance.
We also optimized the project for accelerated delivery, designing post-tensioned (PT) slabs to support a “self-climbing” shear wall system. PT tendons were routed to avoid interference with the climbing core, while shear friction bars ensured structural continuity across construction joints. This method significantly reduced overall construction time while maintaining structural integrity.
