The Residences at Mandarin Oriental, Miami

Set at the southern tip of Brickell Key, The Residences at Mandarin Oriental, Miami is a 2.45M SF redevelopment comprising two towers—66 and 43 stories—anchored by a shared sculptural podium.
The south tower reaches 800 feet and houses 228 luxury condominiums; the north tower will contain a 151-key hotel, 28 hotel residences, and 66 additional condos. Both towers are formed in concrete, with exposed columns and slab edges contributing to a distinctive curved profile.

Replacing the original Mandarin Oriental hotel on site, the project required careful sequencing to overlay foundation plans and clear pile locations without disturbing the existing footings prior to demolition. Wind tunnel testing during redesign resulted in a 25–30% increase in lateral loads, prompting a full reconfiguration of the tower crown and reinforcement of the lateral system. Flood protection strategies include redundant waterproofing systems beneath an amenity podium featuring 11 pools, planters, and water features over occupied space.
DeSimone’s structural engineers employed a high-strength Grade 100 concrete mix incorporating imported aggregate to optimize stiffness and cost. Our façade consultants developed large-format fenestration systems and enclosure assemblies to meet High Velocity Hurricane Zone performance standards, ensuring resilience against hurricane-force winds and extreme coastal exposure.
