The Residences at Mandarin Oriental, Miami

Set at the southern tip of Brickell Key, The Residences at Mandarin Oriental, Miami is a 2.45M SF redevelopment comprising two towers—66 and 43 stories—anchored by a shared podium.
The south tower reaches 800 feet and houses 228 luxury condominiums; the north tower will contain a 151-key hotel, 28 hotel residences, and 66 additional condos.

Because the new structure is replacing the original Mandarin Oriental hotel on site, Desimone’s structural engineers were presented with several challenges to the foundations. We carefully overlaid the new and existing plans to strategically position new piles that would clear the existing pile locations. Situated directly on Biscayne Bay, soft soils and flood loading contributed to the need for a hydrostatic basement slab and walls to keep water out of the building footprint.
We collaborated with CPP and KPF on a rigorous wind tunnel testing program, which helped optimize the tower’s curvature and top crown, and produced favorable wind force loads, yielding efficiency in the structures lateral system. High strength concrete of 12,000 psi with imported aggregate was used for full modulus of elasticity. We also used high strength reinforcing up to grade 100 in the tower’s shear walls and mat foundation.
Our façade consultants developed large-format fenestration systems and enclosure assemblies to meet High Velocity Hurricane Zone performance standards, ensuring resilience against hurricane-force winds and extreme coastal exposure. Flood protection strategies include redundant waterproofing systems beneath an amenity podium featuring 11 pools, planters, and water features over occupied space.
