A luxury residential tower situated on the edge of Manhattan’s theater district, ARO rises 62 stories with over 540,000 SF of apartments, retail, and amenities, including indoor and rooftop pools.
Built on the former site of the famed Roseland Ballroom, this ultra-slim tower stands over the 53rd Street MTA corridor.

DeSimone’s structural design, composed of cast-in-place concrete, was developed in response to various site and zoning constraints and involved solutions that maximize residential space through increased floor area, outdoor access, and amplified views.
The undulating façade’s fluid twists and curves reveal changes in the mix of unit types within. Implementing these changes in floor plates and integrating each slab edge with the curved façade required careful planning and monitoring by the structural engineering team before and during construction.
