
Una Residences

Set on the edge of Biscayne Bay, Una Residences brings a striking new silhouette to Miami’s skyline with a fluid, nautical-inspired form. The 47-story tower includes 135 luxury condominiums with sweeping views, an elevated amenity deck, and one of the deepest residential basements constructed in South Florida.
DeSimone provided structural and façade engineering services, collaborating across disciplines to resolve the project’s most complex design challenges. These included a three-story basement excavation adjacent to the bay, an innovative west-side cantilever beginning on level 20, and “walking” outrigger columns introduced to accommodate residential program shifts on the upper floors.

The tower’s distinctive profile is achieved through a series of structural cantilever trusses that allow the floor plates to expand as the building rises. Composite outrigger columns required precise detailing to maintain both stability and architectural continuity. At the podium level, a 20-foot-high lobby opens directly to the bay, while the third floor spans over the drive entry to support pools, lounge areas, and fitness amenities.
Glass fiber reinforced concrete slab edge detailing was fully integrated with the structure, ensuring hurricane resilience and seamless expression.
