Terminal Warehouse

Dating to 1891, Terminal Warehouse holds significant historical value as a symbol of NYC’s industrial past. Located in the West Chelsea Historic District, its facades are Landmarked, and therefore, maintaining the exterior was paramount for the redevelopment, which carefully balanced historical significance, modern functionality, and sustainability.

Transforming previously existing conjoined warehouse buildings into a premier workplace and retail location, the project secures the building’s legacy well into the 21st century. However, its complexity presented some distinct challenges.

The DeSimone team encountered a mix of at least six different structural systems varying in height from 6- to 8-stories, due to past alterations, renovations, or expansions.

Moreover, a new 6-story, 200,000 SF vertical addition to provide views out over the Hudson required new foundation supports and columns to carry the load of the new floors without compromising the historic structure.

Meanwhile, reorganizing the interior spaces while maintaining historical features was essential.

Looming over all that coordination was the central task—maintaining the landmarked façade. We devised a complex shoring structure that braced the façade, which was freestanding during demolition and rebuilt in certain sections, while giving crews access to repoint and restore the brickwork.

Massive brick archways bookending rail tracks—once linking freight trains to ships on the Hudson River—were restored to mark a double-height retail concourse and event space and serve as a central feature, connecting the building’s past to its future.
