
Havelock

Originally built in 2001, a radical refurbishment has evolved Evershed House in Havelock, setting the benchmark for deep retrofit. When a long-term tenant vacated the building at in 2021, it provided a unique opportunity to reimagine the workplace for the post-pandemic era.
A whole-life carbon appraisal considered three different scenarios to inform and guide a deep retrofit and repositioning of the asset. This ensured 2,000 CO2e of embodied carbon was retained.

Our team implemented innovative structural design strategies to transform the office from a basic, functional space into a compelling destination.
Converting this building presented formidable structural challenges. We needed to reconcile the demands of transforming the atrium space with the addition of two floors to the original concrete frame, increasing the net internal area by 39,826 SF in a constrained location.
By carefully assessing the original design and incorporating contemporary load-bearing standards, we optimized the structure to support the additional weight. However, to prevent overloading the existing columns in the atrium, we designed a new, independent support system.
For the building's exterior, the façade was replaced with a lightweight system to reduce loads and create space for the new floors. To enhance the building's appeal, cantilevered terraces have been carefully integrated into the existing structure.
Havelock achieved BREEAM Outstanding and NABERS 5* ratings and was shortlisted for several awards.
