Located alongside the High Line in Manhattan’s Chelsea neighborhood, 512 West 22nd Street is a 12-story, 175,000-SF office and retail building that incorporates landscaped terraces and a rooftop space that connect the workplace to its park-side setting.

DeSimone designed the building’s structure using cast-in-place concrete to give tenants open, flexible interiors with wide floor spans and sculpted ceiling panels. These panels were formed using custom molds and a specialized concrete mix that flowed easily into place, achieving both strength and visual clarity.

Part of the project involved preserving a portion of an old five-story parking garage. To tie the new and existing buildings together, DeSimone designed structural connections and introduced a deep wall at the ground level to shift the weight of the new construction away from the old foundations. The ground floor slab was also engineered to resist water pressure from below.

Certified LEED Gold for Core & Shell and LEED Silver for its ongoing operations, the building reflects a commitment to sustainability. Its outdoor terraces offer fresh air, greenery, and direct views of High Line Park, one of New York’s most celebrated public spaces.
