A 12-story building located in the heart of Greenwich Village, 799 Broadway is distinctly modern, offering efficient, flexible interior office layouts and ample outdoor space just a few blocks from Union Square.
Its offset, stepped profile—formed by site constraints and required zoning setbacks—is enhanced by a series of cascading terraces on multiple levels.

As structural engineer for the project, DeSimone resolved the complex massing geometry with cantilevered slabs and transfer conditions that maintain structural continuity while allowing the floor plates to extend outward. By coordinating long-span framing with the building’s offset core and varying slab edges, we enabled large, column-free interior spaces. The outdoor terraces required consideration of differential movement, loading conditions, and waterproofing support.
In these ways, our structural strategy fully supported the commercial office program while also helping achieve the project’s high-performance LEED and wellness goals.
