DeSimone provided both structural engineering and façade consulting services. The reinforced concrete tower sits above a traditional retail podium, with the building’s envelope marked by dark brick, curved corner detailing at the base, and vertical metal paneling. Floor-to-ceiling glazing lends lightness to the upper residential floors.
Due to the site’s proximity to the No. 1 subway tunnel and planned MTA egress points, DeSimone coordinated closely with the New York City Transit Authority to secure structural approvals and construction logistics that would not interfere with transit operations.
Construction topped out in mid-2022, with façade and interior work completed the following year. The result is a refined and transit-adjacent development that adds new housing to one of Manhattan’s most prominent and complex corridors.
