A stunning architectural masterpiece that melds a striking, modern aesthetic with references to Brooklyn’s maritime heritage, Olympia DUMBO stands at the foot of the Brooklyn Bridge, redefining the Brooklyn skyline along the East River with a bold, curved silhouette that evokes movement and energy. This 26-story residential glass tower tapers as it climbs to 450 feet (137 meters), its balconies progressively stepping and twisting to capture stunning views of Manhattan and beyond. Bringing this challenging architectural vision to life involved an exceptionally creative collaboration between our structural engineers and façade and building envelope experts. The site’s irregular shape, unconventional massing, and intricate façade, combined with the multiple sky exposure planes for setbacks, posed multiple challenges.

Our all-concrete structural solution was complex yet logical, following the unique contours of Olympia’s profile, with stacked floorplates of decreasing size along its height and setbacks and terraces with atypical slab edges. Cast-in-place concrete, combined with sustainable, voided concrete slabs work in tandem with transfer columns to carve out long-span amenity zones. To sculpt the building’s sail-like profile, our engineers’ innovative use of sloping columns at each floor efficiently resolved load paths as the structure tapers asymmetrically upward.

Olympia’s dynamic exterior envelope, clad in a sophisticated palette of materials—glass, concrete, and aluminum—generates a vibrant interplay of light and shadow over two distinct zones. A blend of precast concrete panel system, windows, and storefront glazing defines the podium façade, while a custom, unitized window wall system wraps the upper tower.

Critical in-house coordination between our façade and structural teams during the façade installation ensured that the varying concrete, window wall, and interior tolerances were accounted for and meticulously constructed.
