
Seaway North at the Surf Club

An ultra-luxury oceanfront redevelopment project, Seaway North at the Surf Club rises on the former footprint of the 1949 co-op, Hillcrest by the Sea. An 11-story, modern boutique condominium complex of just 10 expansive and exclusive homes, Seaway North sits above a 32-vehicle underground parking garage and ground-floor infinity pool.

Sited on the Atlantic coast, the structural design needed to comply with Florida’s High Velocity Hurricane Zone code and safety requirements. The DeSimone structural engineering team did one better, designing it to withstand not only Category 5 hurricane winds, but storm-surge flooding as well. Our solution combined a cast-in-place reinforced concrete frame with continuous flight auger concrete piles anchoring the building directly into solid bedrock at depths of 90 feet or more to prevent structural shifting during a major storm surge.
Deep inside, the building’s reinforced concrete shear walls and heavy elevator columns absorb the lateral forces of severe winds, transferring them down into the foundation to prevent sway or warping.
Our team used post-tensioned concrete floor slabs to minimize the floor thickness and create expansive interior spaces with column-free ocean views. These views are framed and protected with floor-to-ceiling glass curtain walls and glass balcony enclosures that feature heavy-duty laminated, hurricane-impact glazing. Secured to the superstructure with heavy-duty structural aluminum mullions, these systems can withstand high-velocity winds and the impact of flying debris without shattering.
Prior to the foundation pour, a pre-applied, SBS-modified bituminous sheet waterproofing system was installed throughout to serve as the primary barrier protecting the concrete. In addition, to reduce the long-term risk of saltwater-induced corrosion of the reinforcement, we specified a low-permeability concrete mix, which prevents internal corrosion and concrete spalling.
