The Eagle + West residential and retail complex comprises two complementary towers of 30 and 40 stories: one stepping back as it rises, the other stepping forward, creating a ziggurat effect and its inverse. The 8-story podium, which includes a retail program, connects the towers to each other, the community, a landscaped public green space, and Brooklyn’s East River waterfront.
This Greenpoint redevelopment project revitalizes a post-industrial urban site into a sustainable housing development harmoniously balancing aesthetic expression, structural engineering innovation, and social and environmental responsibility.

Not just for show, the unique stepped configuration maximizes the number of residences—744, including 244 affordable housing units—across a relatively small footprint, reserving more of the site for the public realm.
The 54-foot cantilever in the west tower takes shape over five stepped sections with each seven- to eight-story block pulling out further from the main structural core. An innovative assembly combining sloping and post-tensioned concrete hanger columns made the unique massing possible. Composed of high-strength concrete, the assembly supports the load above while minimizing the use of material.
