Phase I involved design and upgrades for the existing structures of the languishing Resorts International complex that previously occupied the site. DeSimone engineered structures for a new aquarium habitat and water park, as well as site work in preparation for Phase II: a new 50,000 SF casino, a 24-story, 1200-key hotel, and a 3,000,000-gallon open-air aquarium. Together with the upgraded habitat spaces from Phase I, the combined 11,000,000-gallon aquarium habitat from Phases I and II is one of the world’s largest.

Phase III introduced a 600-key, mixed-use condominium and hotel building known as Harborside at Atlantis, and a 250,000 SF convention center and ballroom, the largest in the Caribbean. Phase III expanded the water park and added a 55,000 SF, open-air Marina Village.
