
Pier Sixty-Six

The redevelopment of Pier Sixty‑Six, which has been a yachting mecca for decades, transforms the 32-acre waterfront site into a vibrant mixed-use destination anchored by hospitality, residential, and marina components.
As structural engineer for the multibuilding complex, DeSimone supported the design of the new 10-story hotel, event and pool decks, arrival structures, and upgrades to the site’s historic tower.

Using cast-in-place concrete, we developed long-span framing systems to support large amenity areas while preserving views across the Intracoastal Waterway. Furthermore, we engineered foundation systems that withstand corrosive marine conditions, hurricane uplift, and variable groundwater levels across the site.
The historic 17-story tower—damaged during Hurricane Irma—required targeted reinforcement to restore the building’s integrity. Coordinating structural upgrades around this element, we also integrated new mechanical loads, while preserving the building’s iconic rotating rooftop lounge.
To support complex phasing across the active marina and new residential buildings, the team worked closely with contractors to deliver a turnkey concrete scope on a compressed timeline. Forward-looking sustainability features, including EV-ready marina infrastructure and dynamic glazing systems that reduce solar heat gain, are also incorporated.
