ABI-LAB 2 and 3

Providing over 100,000SF of high-performance, affordable BSL-2 life science lab and office space to early-stage biotech companies, ABI-LAB 2 and ABI-LAB 3 anchor ABI-Lab’s growing life sciences incubator and accelerator campus.

DeSimone’s structural design helped deliver facilities that support lab flexibility, regional biotech innovation, and tenant growth.

For ABI-LAB 2, a four-story, 68,000 SF facility, our engineers designed structural systems to support long-span lab bays, multiple MEP shafts, and adaptable floor plans for future tenant turnover.

We subsequently completed ABI-LAB 3, which added 35,000 SF over two floors that feature high ceilings, dedicated utility plenums to accommodate lab-specific HVAC and utilities, and ten fully equipped lab suites ranging in size from 900 to 2,500 SF.

ABI-Lab’s incubator model enables early-stage companies to scale efficiently within a shared campus environment, reducing infrastructure duplication and fostering collaboration. ABI-LAB also contributes to local workforce development through STEM scholarships and partnerships with MassBay Community College.

Our team closely coordinated structural framing with intensive HVAC, vibration limits, and backup power requirements, allowing for quick tenant buildouts within a design-build, fast-track delivery model.
