Originally built in 1927 as the Hotel Marcy, 720 West End Avenue’s restoration transforms the building into a 16-story luxury condominium.

DeSimone provided full structural design and detailing services for the conversion, preserving the Emery Roth-designed façade while introducing two new floors for penthouse duplexes with private terraces.

The reconfiguration included structural solutions for new vertical circulation, a double-height lobby, a squash court, and an automated parking garage extending below grade. A new transfer slab above the original 12-inch concrete roof slab supports independent column layouts for the new floors—one of the project’s most significant technical achievements.

The east annex features a multi-level mechanical parking system, requiring a long-span structural deck to support vehicular loads and vertical movement down to the basement. To meet these demands, we specified a single-span, deep infill metal deck topped with concrete—a departure from conventional floor slab techniques. Existing structural columns were reinforced with steel and concrete encasement to carry increased loading.

The scope also included phased design, NYCT coordination, and filing support to address site constraints and agency requirements.
