Commercial Observer featured The Willow, developer Naftali Group’s latest luxury residential development at 201 East 23rd Street in Manhattan’s Gramercy Park neighborhood.
The 19-story, 69-unit structure brings a boutique residential experience to one of New York City’s most historic neighborhoods, with architecture by COOKFOX Architects and amenities designed by Rockwell Group.
Led by Managing Principal Mukesh Parikh, PE, and Associate Principal Matthieu Peuler, PE, DeSimone’s structural engineers brought engineering innovation to the fast-tracked project, tackling complex challenges such as loggias supported by single columns and foundation constraints, and creating a structure that blends thoughtful design, neighborhood history, and modern luxury living in the heart of Gramercy.
Named as a nod to Gramercy Park’s history, The Willow draws inspiration from one of the first tree species planted in the park in the late 1800s. The project’s design carries that narrative throughout, from its arched brick façade to a rooftop amenity space featuring a willow tree, dining and lounge areas, and grilling stations.
Additional amenities include a ground-floor library, landscaped courtyard garden, fitness center, sauna, movie room, music space, and the Mermaid Room, a speakeasy-style wet bar that incorporates a salvaged mermaid medallion from the original site.
