Westchester Crossing Begins Construction in New York

Westchester Crossing—a mixed-use development on the former site of United Hospital in Port Chester, New York—has officially begun construction.

DeSimone’s structural engineers designed the structures of three of the development’s seven buildings: two residential structures connected by a shared parking garage and an amenity building. Managing Principal Ben Downing, PE, and Associate Adam Scates, PE, lead DeSimone’s project team.

Built on a hillside, the six-story residential buildings could incorporate only five stories of wood stick-built framing above the concrete base, in accordance with New York building code requirements. To ensure stable framing, our engineers developed an innovative, double concrete transfer slab, aligning columns at the lowest residential level with wood bearing walls above and minimizing the overall thickness of the upper transfer slab.

Preparing the site for construction presented significant challenges. A vacant hospital dating to 1914 occupied the property, and environmental investigations identified contaminated soil across portions of the site. Following demolition and extensive soil remediation, the project could begin construction.

Developed by Rose Associates, Bedrock Real Estate Partners, and Rafferty Real Estate, and designed by CUBE 3, the complete, seven-building development will occupy a 15.45 acre site and consist of residences, a hotel, retail and green spaces. Also planned for the site are major infrastructure improvements, including new water, sewer, and stormwater systems, internal roads and walkways, and significant traffic and pedestrian improvements.

Anticipated delivery of the full development is in 2027.
