Terminal Warehouse Wins ACEC Silver Award

Terminal Warehouse is an ACEC Award Winner! The redevelopment of the historic warehouse has won the ACEC New York Engineering Excellence Silver Award in Category C: Structural Systems. The project will be recognized at the ACEC New York awards gala on Saturday, April 18, 2026, at the Midtown Hilton in NYC.

Faced with a challenging mix of existing timber, steel, and concrete materials across four distinct structures wrapped in a landmarked facade, our team, led by Managing Principal Mark Plechaty, PE, and Associate Principal Rodolfo Medina, PE, brought engineering innovation and a commitment to sustainability to revitalizing and expanding Terminal Warehouse in a way that honors its place in NYC’s past—and future.

Over 7+ years, our team dedicated extraordinary time, expertise, and more than a little heart and soul to this project and our clients—including completing structural design remotely through the worst of the pandemic, maintaining a constant (masked) on-site presence during early construction, and many late-night discussions with contractors and the project team.

Originally built in 1891, the 1.3M SF complex underwent a remarkable transformation. DeSimone engineered new concrete supports through the existing structure to enable a six-story, 200,000 SF overbuild above four conjoined warehouse structures. A complex shoring system safeguarded the landmarked brick façades during construction, while existing timber and steel elements were carefully reinforced and integrated with new concrete systems. These strategies unified the site’s four structural blocks—a challenging mix of timber, steel and concrete—into a modern, mixed-use, office building that honors its place in NYC history.

Congratulations to the entire DeSimone structural team, as well as project parters L&L Holding Company, Columbia Property Trust, Hill Capital Partners, COOKFOX Architects, Normandy Real Estate, Derive Engineering Services LLC, Langan Engineering & Environmental Services, New Line Structures & Development LLC, and Platform Solutions.
